The Buying Process
01 — Consulting
I will set up time to walk you through the process of selling your home, and will answer any questions you may have. I can offer guidance on a lender, either an organization or a person who will lend you money so you can buy your home.
02 — Mortgage Pre-approval
A lender will help you determine exactly what you can afford and, therefore, which houses you should be considering. To arrive at a price, you’ll factor in expenses like homeowners insurance, association dues, and utilities to make sure you can make your mortgage payments. The lender will then let you know the total amount of money it's willing to lend you.
03 — Home Wish List
Come up with a few “musts,” as well as "wants" you’d ultimately be willing to compromise on. Think bigger than just the color of the kitchen or the floor plan.
04 — Listing Search
Now comes the fun part: searching for homes that meet your parameters. I will be there to guide you and show you homes, making your decision a little easier.
05 — Offers & Negotiating
Your real estate agent will walk you through the steps required to make an offer on a home in your area. If you like a home, we will make a formal, written offer. The offer is submitted by Nancy G to the seller’s agent, or directly to the seller for FSBO transactions.
06 — Closing the Deal
Every transaction varies, but plan to sign a ton of paperwork. Once your offer is accepted, the home comes off the market and you can do due diligence to inspect the home and ensure you would like to move forward with the purchase. After the due diligence, you must then obtain financing for the home, known as the underwriting period.
07 — Move in
You’ll officially be a homeowner and receive the keys to your new home. Congrats!
